Löfbergs was founded in 1906 in Karlstad, Sweden. Today, it is one of the largest coffee roasters in the Nordic countries and is still a family business, currently managed by the third and fourth generations. The company has increased its sales in Finland during the last few years and has become known in the market especially for its dark roasted coffees. Although the coffee market has been very stable in Finland, sales of dark roasted coffee have increased by around 30 percent annually. The subsidiary Löfbergs Finland Oy is responsible for operations in Finland.
The goal was to find diverse facilities along good transport links
We received the assignment in a situation where Löfbergs wanted to find suitable premises near the airport, along Ring III, with good traffic connections, due to the expansion of operations and staff growth. Due to the delays caused by the pandemic, the search for facilities that started in the fall of 2020 was moved forward a year to the fall of 2021.
Löfbergs had very precisely defined his requirements for the future head office in Finland. The facilities were wanted to be located within a radius of approx. 5 km from the airport. In addition to office spaces and conference rooms, we wanted spaces for the “kaffeskolan”, i.e. a teaching kitchen, exhibition spaces for product presentations and storage space in connection with the property. The exact specs posed their own challenges for finding suitable spaces, but on the other hand, such precisely defined wishes made the search easier, because it was easier to narrow down the space candidates.
The mapping of the first spaces was about finding a common understanding and vision. In addition to squares and location, it is also a matter of feeling, what kind of spaces resonate not only with the customer’s rational wishes, but also with an emotional feeling.
With the pandemic abating in the fall of 2021, it was wanted to quickly start mapping the premises in August, and the first vacant premises could already be viewed within the following months.
The long-term search for facilities is starting to bear fruit
All in all, on both sides of the turn of the year, twenty sites were mapped along Ring III in Helsinki and Vantaa, 15 of which were visited on site. Of course, some of these didn’t completely fit the specifications, but you can’t always know if there are always spaces that meet all the customer’s specifications, but when some are filled, it’s better to at least visit the spaces. Nine of the objects viewed on site met the customer’s criteria. In March 2021, three sites were selected from these for the shortlist for a more detailed offer.

The final choice fell on alocation in Varisto, Vantaa at Riihimiehentie 3, owned by Nurmi Kiinteistöt, where there were ready-made office premises, which could be adapted into a teaching kitchen according to the Löfbergs’ wishes, and storage facilities could conveniently be found in the adjacent building.
There is plenty of parking available in the property and there are several lunch restaurants nearby. The contract was made by Swedish persons in the name of a Finnish company, so it was good to go through the rights and obligations between the parties in more detail than usual in order to avoid possible misunderstandings.
Löfbergs was able to move into the new premises renovated according to their wishes on August 1, 2022.
